Analyse 7 the industry standard tool for Non-Domestic Rate Appeals.

Analyse 7 is a Rating specific product that as well as being used as a reference source for all your Non-Domestic Rate information, has three other specific features to enable you to be a more productive and profitable Rating department.

Analyse 7 covers three main tasks:

Finding comparable data for final negotiation.

The ability to use the information held for final negotiation by way of finding comparable data which is specific to and beneficial for your current case against the VOA. Analyse does this by having a vastly searchable front end application that allows you to home in very quickly on similar assessments and also cases themselves. With the combination of all the databases available to Analyse you can also find out who is dealing with other cases, and why they have been successful in the past.

Tracking VON’s and other changes in the Rating Lists.

The next main benefit is to establish by means of a simple link between your client management software (Riverlake in this case) and Analyse, the ability to check all assessments for changes on a bi-monthly basis. The lack of receiving a VON as a Rating company is a poor result all round. Even if the client is at fault for not sending it, the Rating surveyor responsible for the client could be seen as less than pro-active in looking after the clients interests let alone losing the ability to appeal a change due to an expiry of time. In other words not only losing face to the client but also losing the ability to charge a fee for the service of successfully appealing (see point1!) the notice of Alteration ending in a net benefit to the client. If you test all your client data with Analyse this will become a thing of the past. It provides simple, clear reports and exports to enable each user to pinpoint changes in time and react. In fact you can usually print your own VON from Analyse and send/email a copy to the client before they have received theirs. The impact this has on your client is hugely beneficial as not only do you look pro-active, but you are obviously ‘on the case’ as it where before any alterations to their bills can filter through from the billing authorities.

Seeking out potential new clients

Analyse can be used as an accurate and fast way to locate new business. Once a success has been achieved in a certain aspect of ND Rating, a user can then look for similar assessments where the same principal argument can apply. A use can also check if any agent has done any work on the assessment in the past or has indeed any appeal listed against the assessment for a future action. This cuts down the time wasted researching only to find another agent already dealing with the case.

To get the maximum benefit from the system we recommend it is used with all the three optional databases as well as the industry standard Integrated Rating List, the standard database included with Analyse7.

Here are some features and benefits of the other three databases.

Billing Authority Schedule Data

  1. Shows changes every two weeks as opposed to every two months enabling clients to respond to notices far quicker.
  2. Shows additional information over and above the integrated list (Change reason, VOA Case reference, Case type, Certification etc).
  3. Enables the user to print out copy notices.
  4. Allows users to search for splits and merger information instantaneously.
  5. Enables the ‘Schedule Watch’ function to make sure the user is acting upon the latest information at all times, i.e. In-sync with the BA.
  6. Enables users to identify NEW HEREDITAMENTS.
  7. Enhances the IRL DAR printout by the addition of schedule information on the same sheet.

Valuation Tribunal Service Data

  1. Shows Listed, Withdrawn, Agreed and Decided assessment data and shortly Acknowledged appeals too.
  2. Identifies Agents with much greater number of cases over the VTS website.
  3. Shows additional data over and above the IRL (Agent, Case No, Start Date Target Date, Decision etc).
  4. Allows List Builder to test records for all four data types to automate the programming of appeals.
  5. Use of VOA Case no. allows detailed negotiation for comparable evidence when discussing cases with the VO.
  6. Enhances still further the IRL DAR showing a complete breakdown of all VTS history on the same sheet, going back as far as October 1999.
  7. Is updated every two weeks for the most up-to-date information available.
  8. Allows searching of all dates including target and tribunal dates so users can search to see what other appeals of similar types are being dealt with on the same dates.

Summary Valuation Data

  1. Allows production of bulk valuations via reports and exports.
  2. Makes finding similar properties based around similar valuations/schemes a breeze, useful in final negotiation/marketing.
  3. Enables users to do exceptionally specific searches such as shops with a proportional retail space to overall space, paying an average of £x per square metre for example.
  4. Has the only system for tracking the base rate of the valuation and making changes easily identifiable using our Indicative Base Rate information available no where else.
  5. Allows users to search for assessments that have any manner of adjustments/end allowances etc in a quick and simple fashion.
  6. Can be used in other departments outside of Rating as a simple but accurate tool to establish size of commercial property in some 1.5 million assessments across England and Wales.
